Housing Lottery Alert: Homes Priced at $454—Two Important Conditions to Consider
According to The Sun, Affordable housing has become a reality for some Americans, with monthly rent prices as low as $454. A new development in Crown Heights, Brooklyn, aims to specifically benefit low-income renters, seniors, and the unhoused community.
Introducing Weeksville Place
The eight-story building, known as Weeksville Place, is located at 1559 Prospect Place. Built on a previously vacant lot, it features a total of 45 units, with a lottery currently open for 36 rent-stabilized apartments that come with income restrictions.
Apartment Options and Rent Prices
Weeksville Place offers a range of apartment types, including studio, one-bedroom, and two-bedroom units. Here’s a breakdown of the available options:
- Studios: 15 units starting at $454 per month, going up to $654.
- One-bedroom apartments: 7 units starting at $577, with a maximum rent of $1,676.
- Two-bedroom apartments: 14 units starting at $1,364, capping at $1,999.
The remaining 9 units are reserved for families referred through New York City agencies, while seniors will be prioritized for the lowest-rent apartments.
Application Process and Eligibility
Interested applicants can participate in the lottery by meeting two criteria:
- Applicants must be New York families or single occupants.
- Income should fall between 30% and 80% of the Area Median Income, which ranges from $18,480 for a one-person household to $134,160 for a five-person household.
The lottery is currently open, and applications can be submitted through the NYC Housing Connect website until October 28.
Amenities at Weeksville Place
Weeksville Place offers several amenities for its residents, including:
- A lobby and rear yard
- Grilling area and children’s playground
- Community center and bike storage
- Energy-efficient appliances and air conditioning
- An on-site manager

Additionally, the residential hallways feature wood paneling, and while heat and hot water are included in the rent, tenants will be responsible for their electricity costs.
A Transformative Project
The site where Weeksville Place stands has been vacant since the 1980s and was owned by the city. In 2022, the city transferred the lot to the affordable housing developer Settlement Housing Fund and the construction company The Beecchwood Organization for just $3. Settlement Housing Fund has a proven track record with several affordable housing developments in Crown Heights.
With Weeksville Place, the city is taking a significant step toward addressing the affordable housing crisis and providing opportunities for those who need it most.
